Farther North: New Flying Horse Black Forest Real Estate
Earlier this year, Flying Horse builder and developer, Classic Cos., purchased picturesque Black Forest real estate. The 1400-acre property is located in the meadows and forests southwest of Black Forest Road and Hodgen Road.
The developer plans to build an upscale subdivision modeled after its award-winning Flying Horse community in Colorado Springs. Flying Horse span 1600 acres near Colorado 83 and North Gate Road. Best of the Springs voters recently chose Flying Horse as the epitome of the Colorado lifestyle.
About 10 minutes further north, the proposed Flying Horse North will feature 283 homes on large home sites plus amenities. Home site prices will fall into the $150,000-$400,000 range. Home prices may begin at $600,000.
In the Colorado Springs Gazette (03/05/16), Rich Laden reports in his article entitled, “Colorado Springs real estate company looks to bring its Flying Horse concept to Black Forest.” Development could begin in early 2017.
Flying Horse North Amenities
The newer Black Forest development will be every bit as inviting as it sister community. Laden quotes Classic CEO Doug Stimple, saying, “It will be the best located, best amenitized” project in unincorporated El Paso County, Colorado.
Flying Horse North differentiates itself from Flying Horse in several ways.
- Larger home sites (2.5 acres – 7 acres)
- Wooded acreage
- Higher elevations
- Rural atmosphere
It will be less sophisticated but proposed plans still include a golf course and clubhouse. Most likely, residents of Flying Horse North communities will have access to several amenities in the sister community.
Getting Approvals
Classic submitted a rezoning proposal to officials at El Paso County Planning Flying Horse North is located outside of the Colorado Springs city limits in El Paso County. Many details need to be hammered out. During this time, nearby residents will have the opportunity to weigh in on important issues. These include water, land use, traffic, etc.
Land uses are governed by the Black Forest Preservation Plan which requires a gross density of 5 acres per home site.
Previous Owners
The Wismer Family owns Shamrock Ranch and sold this portion of it to Classic four $13 million. Classic previously purchased land from the Wismers to develop the adjacent High Forest subdivision.
